Screening Criteria / Guidelines

Tenant Selection Criteria

Applicants:

Each person 18 years or older must complete an application and only those applicants may reside at the property. Each applicant must provide a valid copy of a state or federal ID or Passport. If background can not be verified it will result in a denial.


Approval:

Upon approval, SECURITY DEPOSIT MUST BE PAID WITHIN 48 HOURS. All security deposits and initial monies must be paid via certified funds, cash, money order, certified checks, Venmo or Zelle. In the event, the tenant does not move in or sign the lease, the security deposit and all monies paid are non-refundable, once paid. Once the lease is signed, the tenant takes possession and fulfills the lease the security deposit is refundable in accordance with the lease. Properties will only be held for 2 weeks from the approval date. The lease must be executed within 24 hours of the electronic receipt. The full first month’s rent, $150 admin fee, animal fees, and any other applicable fees are due before move-in and are to be paid in the same manner as the security deposit.


Credit History:

We will obtain a credit report on each applicant. We are looking for a minimum credit score of 620. We will average scores for roommates. Chapter 7 Bankruptcy must be discharged for 1 year, Chapter 13 Bankruptcy must have 9 months of repayment history. Excessive charge-offs or collection accounts may be cause for rejection. The following will result in automatic rejection: Debt to prior landlord, eviction filings, federal tax lien, default on student loan or child support. Copy of the credit report is available upon request.


Criminal History:

We will obtain a national criminal history report on each applicant. Felony conviction(s) for distribution or manufacturing of Controlled Substances will result in an automatic denial regardless of the age of the conviction. Individuals who are lifetime registered sex offenders will result in an automatic denial regardless of the age of the conviction(s). Otherwise, individuals with felony convictions (not those specifically stated above) occurring in the past 7 years for crimes involving murder, burglary, sexual assault, indecency with a child, prostitution, human trafficking, elder or child abuse, sex offenses, property damage and similar offenses may find it difficult to qualify for a property.


Cosigners:

Co-signers must apply separately and are subject to the same credit & criminal background check as other applicants. A co-signer’s monthly income must be 5 times the rent amount.


Income Criteria:

Applicants gross monthly income usually must be 3x’s the monthly rent amount. All income reported must be verifiable.

Processing Fee:

There is a $60 non refundable processing fee for each applicant.

We run criminal, credit, employment and rental history.


Rental History:

Your current and past rental information will be verified. Please make sure all info requested on the application is provided, including contact name, phone numbers and emails. If you owned your previous homes, please indicate that. Applicants can not have any recent evictions or money owed to another property.
